The purchase of your home is most likely the biggest investment of a lifetime. We want to provide you with information that can help you be sure that your investment choice is a wise one.

We professionally inspect all major systems and components of the subject property, a typical Inspection takes between 3-4 hours. It is strongly recommended that you attend at least a part of this Inspection. This will give you a better understanding of the process and an opportunity to discuss your concerns.

In our non-destructive examination we cover the following.

• STRUCTURAL SYSTEMS: Including foundations,wall,floor and roof structures.
• EXTERIOR: Including exterior finishes,decks, eaves and soffits, grading, driveways and walkways.
• ROOF SYSTEMS: Including roof covering,roof drainage,flashings and skylights. 
• PLUMBING SYSTEMS: Including interior supply/ distribution, water heaters and ventsystems and drainage.
• ELECTRICAL SYSTEMS: Including service drops/entrance conductors, panels, grounding and a representative number of lights and outlets.
• HEATING SYSTEMS: Including installed heating equipment,vent systems and energy source.
• AIR CONDITIONING SYSTEMS: Including installed central cooling equipment.
• INTERIOR: Including walls,ceilings,floors, steps,stairways,doors,windows.
• INSULATION and VENTILATION: Including insulation and vapour retarders in unfinished spaces,ventlation of attics and foundations.

All reports are undertaken to the CAHPI® standards of practice to ensure consistent reporting of your homes systems and components. You will receive a customized report with pictures, in an easy to understand format with lists of possible defects. The report will also contain recommendations of useful upgrades to the property.  We will endeavor to give you an honest report of our findings and keep things in perspective where deficiencies are found, we also like to make you aware of positive aspects of the property. If any items are found that are unsafe, hazardous or require further evaluation the report will tell you in plain English.

We give you flexible options for on-site report delivery. Offering the option of a hard copy on site, or e-mail delivery within a few hours. This depends on your needs. and we are happy to accommodate. See a sample report in our download section.

We also undertake pre-listing Inspections for sellers, this can be a valuable service. You can market your property with confidence that you will not be caught out by last minute defects that may hinder a smooth transaction. This gives you the option to make improvements or be ready for negotiation. The reporting is undertaken to the same stringent guidelines as the buyers report, giving you a full colour digital report within hours.
